Why Does Concrete Settle - Level Concrete Lifting

Concrete often sinks primarily due to soil erosion, where water runoff or improper drainage washes away underlying soil, creating voids. Soil compaction and shrinkage also contribute significantly. Insufficient compaction during construction and soil shrinkage in dry conditions can lead to shifts and settling. Freeze Thaw cycles are also a large contributor for the colder climate of Minnesota and Wisconsin. These factors highlight the effectiveness of polyurethane foam injection for stabilizing and lifting concrete.

Step One: Drilling

We use a precise method for concrete leveling by drilling small, 3/8″ holes into the concrete, allowing us to inject polyurethane foam efficiently. This technique is preferred over traditional mudjacking, which requires larger, minimum one-inch holes, leading to less disruption and a more aesthetically pleasing result with our foam injection process.

Step Two: Filling Voids & Lifting

When we pump polyurethane foam into the drilled holes beneath sunken concrete, the foam expands to fill voids and lift the slab back to its original level. This method offers significant benefits: it’s quick, minimally invasive, provides a long-lasting solution that stabilizes the concrete effectively, and is under half the cost of replacement.

Step Three: Leveling & Patching

At this point we do small injections if needed to lift the slab precisely back into place. Once the concrete is level, we fill the drill holes with a mortar mix to seamlessly blend them into the existing surface, completing the lifting and leveling process. For future prevention of sinking and to maintain the integrity of the concrete, we recommend caulking any cracks and ensuring that the grading next to the concrete is properly maintained to facilitate effective water drainage.
